Dwellings
The EU Energy Performance of Buildings Directive (EPBD), published in January 2003, requires that a valid energy performance certificate be produced for all dwellings at the time of sale and rent. In England and Wales, the Housing Act 2004 requires the mandatory creation of a Home Information Pack (HIP) as part of the home purchase process.
The HIP will include an Energy Performance Certificate to enable compliance with the EPBD. The EPC is produced by a registered Home Inspector or accredited Domestic Energy Assessor following an inspection of the property and provides an A to G rating for properties to reflect their energy efficiency and carbon emissions. Details will also be provided on how consumers can improve the rating through energy efficiency measures.
